Harrogate Front of House Excavation, Retaining Walls and Lightwell Case Study

project overview

Creating light, access and additional basement volume at the front of a premium Harrogate property

This Harrogate project involved the excavation of the front garden and façade zone of a high-value residence to form structural lightwells, create additional lower-ground volume and improve natural daylight into the basement accommodation.

The works demanded careful planning and technical control due to the relationship with the existing house, boundary conditions, neighbouring properties and the public-facing nature of the site. The excavation sequence, support strategy and permanent retaining structures all had to be coordinated to maintain safety, protect adjacent assets and achieve the required finished geometry.

Basement Structures North delivered the enabling works and shell-and-core structural package in-house, including excavation, temporary works coordination, reinforced concrete retaining wall construction and waterproofing integration. Temporary works procedures were managed in accordance with BS 5975-1:2024, with appointed TWC and TWS roles supporting safe delivery throughout the highest-risk stages.

Waterproofing design was coordinated in line with BS 8102:2022 by a named CSSW specialist, helping create a robust, durable and watertight basement shell. The result is a technically demanding front-of-house excavation package that improves usable space, daylight quality and long-term performance while preserving the quality and character expected in one of North Yorkshire’s most desirable residential locations.

delivery highlights

What this Harrogate basement package involved

Controlled excavation

Front-of-house excavation carried out in carefully managed stages to protect the existing property, neighbouring assets and site access conditions.

Engineered retaining walls

Reinforced concrete retaining structures designed to resist ground pressure while forming the permanent structural edges of the new lightwell and lowered external zone.

Daylight improvement

Structural lightwell formation to bring natural daylight deeper into the lower-ground accommodation and improve the overall quality of the basement space.

Waterproof basement shell

Waterproofing coordinated to BS 8102:2022 so the completed shell and core structure delivers long-term resilience and readiness for future fit-out works.

challenge

Excavating at the front of a high-value home without compromising safety or quality

Unlike more sheltered rear or garden basement works, front-of-house excavation often sits closer to the public realm, existing façade structures and visually sensitive parts of the property. This increases the importance of logistics, sequencing, support strategy and temporary works control. For this Harrogate scheme, the build had to balance structural complexity, neighbour considerations and premium residential expectations from the outset.

solution

A coordinated shell-and-core package with structural, temporary works and waterproofing alignment

Basement Structures North coordinated the excavation methodology, retaining wall construction and basement waterproofing interface as one integrated structural package. This joined-up approach helped maintain control over the programme, reduce interface risk and deliver a front lightwell and retaining wall solution that is both technically robust and visually appropriate for a premium Harrogate residence. On projects of this kind, that same joined-up thinking also supports broader design-and-build basement delivery where required.

questions / answers

Harrogate Front-of-House Excavation FAQs

In many cases, yes. Excavating to the front of a property to create lightwells, lower external levels or increase basement accommodation will usually require planning approval, particularly where streetscape, highway interface, drainage, conservation issues or neighbour amenity are affected. You can read more in our guide to planning permission for basements.

Neighbouring properties are protected through engineered temporary works design, controlled sequencing, support installation and close supervision. On projects like this, Basement Structures North manages the highest-risk phases in accordance with BS 5975-1:2024, with appointed temporary works roles helping maintain safety, control and accountability.

Retaining walls permanently support the excavated ground, define the structural edges of the new lightwell and lowered external areas, and help create a durable basement shell. They are designed to resist lateral earth pressure while integrating with drainage and waterproofing details.

Waterproofing is coordinated in line with BS 8102:2022 by a named CSSW specialist. The approach is selected to suit the project’s structural arrangement and ground conditions, typically combining robust structural construction with maintainable drainage and carefully detailed waterproofing interfaces. For more background, see our guide to basement waterproofing explained.

Yes. In addition to specialist excavation and shell-and-core basement construction, Basement Structures North supports fit-out and finishing and turnkey basement rooms across northern England.
